Thunder, Lightening, Rain (and more rain), Couldn’t Stop Perry & Co. Agents From Thanking Their Clients!

Perry & Co. hosted their 9th Annual Client Appreciation Party last night at Denver’s Four Mile Park. Food was catered by The Food Guys while the band Kick’d played classic rock songs of the 70’s.

Perry & Co.’s Annual Client Appreciation Summer Party was a drenching success at the Four Mile Historic Park on the last Thursday of one of the wettest Junes in Colorado history. Over 300 guests donned their raincoats and boots and headed to the oldest park in Denver for a down-home barbeque dinner, music and as it turned out, mud!

“We love hosting our events at Denver’s historic, scientific and cultural facilities to introduce them to people who’ve never quite found the time to visit them. This year was no different – only many guests simply couldn’t get here!” said Don Larrance, President of Perry & Co. Real Estate Professionals. Roads were closed throughout Denver due to flash flooding and many guests just didn’t want to risk the drive.

Those guests who did join the festivities enjoyed a picnic spread created by The Food Guy, which included three kinds of barbequed meats, two salads, rolls, beans and warm peach cobbler. “Best party food ever!” remarked Perry agent Chuck Anderson. “The food was killer,” stated attendee Susan Doerr. The band, Kick’d, was moved inside to the Grant Family Education Center where the crowd could dance indoors. Appropriately the band opened the night with The Doors’ “Riders On The Storm.”

While the pioneer children’s activities were cancelled due to the weather, many still walked the park with their parents and discovered an historic game that children throughout the ages enjoy: splashing in mud puddles.

Since only about half of this year’s guests could attend, the remaining barbeque picnic was donated to the Denver Rescue Mission, a homeless shelter in downtown Denver. The extra sodas and lemonade were donated to the Four Mile Park for their 4th of July event.

Cash Versus Mortgage?

Most people are uncomfortable with debt and there is clearly nothing wrong with taking such a prudent approach to your finances. However when it comes to buying a property in France it often makes sense to have a mortgage even if you don’t actually need one in order to complete the purchase. Tim Yates of Spectrum IFA offers some invaluable advice and if any of the following descriptions applies to you then you should certainly consider taking out a mortgage.

1. You are buying the property as a second or holiday home and don’t intend to live here long enough each year to be tax resident here. 2. You intend to live in France permanently but are not doing so as yet and your assets are currently outside France. 3. You have children either from a current or previous relationship. 4. Your capital is in a currency that has weakened against the Euro such as Sterling. 5. The property you are going to buy will generate an income by either being rented out or you intend to run a B&B.

The rationale for having a mortgage essentially comes down to three things – minimising your French tax liability, maximising your investment return and giving you choice.

French tax

If your assets exceed €790,000 you pay wealth tax here. However if you are not tax resident here then it is only based on your French assets. Furthermore, if you move here permanently then for the first 5 years after arriving you still only pay wealth tax on your French net assets. It makes sense therefore to keep your French net asset position to a minimum by having a mortgage.

If your property is going to generate an income you will pay income tax on it in France regardless of whether you are permanently resident here or not. If you have a mortgage you can structure it so that you can offset interest payments against this income for tax purposes.

Investment return

The cost of borrowing is historically low now and is not going to increase until the economy recovers. It makes sense therefore, from a pure investment perspective, to retain your capital and continue to let it work harder for you. If your capital is in Sterling, for example, given its relative weakness you will want to keep it in Sterling until the currency recovers. It doesn’t make sense to use it to buy a large quantity of expensive Euros to buy a property. Property, as an asset class, is illiquid and can be expensive to maintain. We buy it because we either want to use it and enjoy it or as an investment (or both). From the investment standpoint asset diversification is key so you shouldn’t have “too many eggs in one basket”. A mortgage allows you to spread this risk if you are otherwise too exposed to property.

Fresco, in Italian, literally means “fresh,” but in the world of art it specifically refers to “fresh or wet plaster.”

It is simply the name for a medium, or binding material, used in painting, just as oil, watercolour, or tempera, are the names for mediums that identify a type of painting. Frescoes were often made during the Renaissance period and are one the most beautiful and enduring of all the plastic arts. Part of the wonder of this enduring form of art is that at its completion the beauty of the work has just begun to radiate. Over the years while the fresco feeds the hearts and souls of those fortunate enough to abide under its splendor, the chemical process of carbonization continues within the wall, continually increasing the visual unity and luminosity of the work.

Trompe l’œil or “trick the eye”, is an art technique involving extremely realistic imagery in order to create the optical illusion that the depicted objects appear in three-dimensions, instead of actually being a two-dimensional painting.

It was (and is) often employed in murals. Instances from Greek and Roman times are known, for instance in Pompeii. A typical trompe-l’œil mural might depict a window, door, or hallway, intended to suggest a larger room. They are so realistic from far away it is hard to believe they are created and US president George Washington was once fooled by a trompe-l’œil painting when he visited the studio of Charles Willson Peale. On its far wall was a painting of someone descending a stair and he is said to have bowed to the figure before he realized it was a painting.

Graham says that creating a “creation” for their customers is like stepping into their client’s own world. “It isn’t a case of slapping on a few random colours to a wall, but more like being able to visualize and create their own personal expressions. “You know that Vincent van Gogh once said Paintings have a life of their own that derives from the painter’s soul. We believe that our souls go into each project that we create.”

French Property Buyers Survey

The present global financial crisis does not seem to be having a significant impact on the outlook of recent international buyers of French property.

On the contrary, according to a survey published last month, carried out by French bank BNP Paribas, there remains strong confidence in the French housing market, with over 90% of buyers from overseas who bought property in France in the last three years who consider the property a good medium to long term investment. There also seem as many who intend to invest further in the French property, as those who propose to sell.

BNP Paribas surveyed 220 international buyers who had purchased a property in France since 2006, around a quarter of whom came from the United Kingdom. The results do contrast somewhat with the view that has been expressed in the media, that some kind of mass exodus is taking place from France. More encouraging, the survey also confirmed what many previous surveys of French property buyers have also shown, that it was the appeal of the laid back lifestyle in France that was the main reason for buying property in France.

Introducing Paris needs no introduction. As the capital of France it is recognized as one of the world’s major global cities for education, business, fashion, entertainment and politics. The Eiffel Tower leads the way in the long line of world-famous landmarks, institutions, parks and gardens. Nicknamed as the “city of lights” the name refers to its reputation for new ideas and its early introduction of street lighting.

The Eiffel Tower celebrates its 120th birthday this year, and Paris is honouring its creator, Gustave Eiffel, with an exhibition about the man who not only gave the country its most recognisable symbol but also was behind numerous beautiful bridges and other impressive powerful and poetic constructions.

Paris is divided into “arrondissements”, which are more like 20 separate villages, that joined to form the city of Paris as the power and influence of the capital became more important. The atmosphere, character and influence of each of the arrondissement are completely individual, making each one unique in culture and way of life.

Property in Paris offers some of the most beautiful, classic buildings in the world and a word often used to describe apartments in particular was Bourgeois. The term Bourgeois, or, Bourgeoisie means (literally) city-dwellers and it evolved from the Old French word burgeis, meaning “an inhabitant of a town”, it meant the middle-class, the merchants and shopkeepers, and in Marxism, it came to mean the ruling classes.

Historically, the bourgeoisie comes from the Middle Ages, whose status or power came from employment, education, and wealth, as distinguished from those whose power came from being born into an aristocratic family of land owners. In modern times, it is the class owning the means for producing wealth.

Over time it is a word associated with grandeur, the characteristics and recognizable architectural features are columns, frescos, large arched windows, high ceilings, wrought iron balconies. Bourgeois property indicated and portrayed an image of noblemen or the rich showing off their wealth.

Strolling through the city of style it is hard not to notice the many building which speak volumes about their history and Paris continues to captivate buyers and investors. Aiming to help investors get the most out of their euros, The International Law Partnership recently revealed its top property investment destinations for 2009 and Paris tops the list. According to the ILP, smart investors looking for a property offering value for money this year should consider a purchase in the French capital, Paris.

The continued popularity of Paris, the most visited city in the world, has meant that it has weathered the initial storm better than many other cities as the economic situation has worsened around the world over the past year or so. Paris-bound investors should be able to capitalize on a strong rental market, with high demand for rental properties likely to last over the next 12 months.

Open the door – Buying a B&B

ONE ROOM OR TWO? The bed and breakfast establishments of the 21st century are a far cry from the notoriously badly-lit rooms, where the bathroom was four doors along a corridor. Today, we are spoilt for choice of places that offer that something special, that certain “je ne sais quoi.”

Ranging from boutique B&B’s, activities B&B’s, beautiful stone farmhouse B&B’s, special location B&B’s the list is endless and people looking to combine a new life with a new career are buying properties to create their own special place for eager guests.

In France especially, there is a higher demand in recent months for bed and breakfast accommodation, particularly in the more popular areas, such as the Dordogne, Languedoc-Roussillon and Provence. Many buyers see becoming an owner of a bed and breakfast as a good source of income and fitting into their new surroundings and way of life.

Nevertheless, would-be hosts should be aware that the chambres d’hotes (bed and breakfast) owners may only offer a maximum of five rooms before social charges increase. When you consider that the average price for bed and board currently stands at €40 per room per night depending on the season, running such a business is unlikely to make you an overnight millionaire. But, what it does give is a feeling of achievement, being in control of your own business and making a living.

It can be a daunting prospect starting your business in a foreign language and experts and B&B owners alike agree that it is essential to be able to speak and understand a good level of French if you are serious about your business. Author, Deborah Hunt has written a book, passing on the benefits of her experience, called Starting and Running a B&B in France. She states that you only need two qualifications to go into this line of work: “an ability to work hard, and an ability to speak French.”

So, is it worth it? Everyone seems to agree that, in spite of the hard work, it’s a great deal of fun. “You get far more out of living in France by joining the economy than by just living in a Brit enclave – and you meet some wonderful people of all nationalities,” writes Deborah.

“The most rewarding this for us is when the guests get out of their car, normally after a long drive and their stress immediately evaporates once they see their beautiful room and are offered a welcome drink” says Joanna Vivian, owner of Le Gamoas B&B near Nimes.

With regards to financing and the issues concerning the purchase of the property, Tim Yates of Spectrum IFA gives his advice when making an offer: “If you are proposing to buy a property that you will run as a B&B, it will be much more difficult to get a mortgage if the property is already registered for commercial use. If you are a cash buyer for a B&B registered property it is no problem. It’s “Catch 22” in that to get a commercial loan from a bank here you have to demonstrate a track record of running a similar business and have a long established relationship with that particular bank. If you want to run a B&B perhaps select a property that has the potential but is classed as residential and base your mortgage application on your current not projected future income. Once you have bought the property banks don’t really care what you do with it as long as the mortgage is being paid.”

Well, we couldn’t really escape it! We, like the rest of the world, are becoming increasingly aware of these networks’ outreach and have decided to assess its potentials, which we understand are enormous and worth exploring.

And the choice is a difficult one. There are endless social media tools available out there that we can all benefit from.

Being a company focused on luxury real estate, connected with several international networks, tools like Twitter and Facebook are a great way to communicate with those partners. Twitter’s microblogging, for example, can be a great marketing tool. Many real estates use it to promote listings. With Facebook you may launch a topic for discussion with your network partners, where everyone can join in, make suggestions and who knows help you solve a problem or clear a doubt much faster than before.

But these are merely two of the tools available and those in the industry really need to have a look at the offer and determine which one, or which ones will benefit them the most.
